This is not the largest data center in East Tennessee and it does not try to be. Four things make it the right answer for the tenants it fits.
800 AMPs of dedicated utility service, live. No interconnect application, no utility queue, no twelve-month wait. In a market where the AI build-out has absorbed conventional capacity, available energised power is the scarcest thing on the list.
Comcast/Xfinity, WOW, LCUB, Iris Networks and AT&T all reach this building. Five is unusual for a facility this size and it means genuine path diversity, real negotiating leverage on bandwidth, and BGP failover that is not theoretical.
Roughly 320 miles from the Atlantic coast, over 400 from the Gulf, at about 900 feet elevation. The separation that matters to a continuity planner — and we state the region's actual risks plainly rather than pretending it has none.
Twelve cabinets means you are not an account number in a queue. You get a named contact who knows your rack position, not a ticket portal. If you have ever waited four hours for a hyperscale support tier to acknowledge a ticket, this is the difference.
Most colocation listings advertise a cabinet count and leave you to discover the power ceiling on the first call. Here it is up front, because it determines whether this facility fits you at all.

What this means in practice. UPS-protected capacity is 40 kW today, delivered through an APC Symmetra PX frame that is rated to 80 kW. Distribution is an 80 kW PDU at 208V. The utility service behind it is 800 AMPs — roughly 288 kVA — so the building's power is not the constraint. The UPS and PDU are, and both have a defined upgrade path.
If your requirement needs the second 40 kW, that is a negotiable part of a multi-cabinet or whole-floor lease rather than a construction project. Tell us your expected draw per cabinet and we will tell you plainly whether it fits today, fits after an upgrade, or does not fit here at all.
What this facility is not. It is not an AI training site. A single modern GPU training rack draws more than this entire floor. It is a Tier II facility with N+1 redundancy, not 2N, which means maintenance windows exist. And it holds no compliance certifications — not HIPAA, not SOC 2, not PCI. We document our physical controls and let your auditor draw their own conclusions. If any of that is disqualifying, better to know now than on the third call.
Sooner or later an insurer, an auditor or your largest customer asks where your secondary site is, and the honest answer is uncomfortable. This facility exists to close that item. Cold, warm and hot standby tiers, out-of-region separation from Florida, the Gulf, Atlanta and Nashville, and a geographic risk assessment that names East Tennessee's real hazards rather than glossing over them — including what Helene did here in 2024 and what it did not do to Knox County.
The facility sits on the Pellissippi Parkway (SR-162) corridor in West Knoxville, in the Innovation Valley technology corridor between Knoxville and Oak Ridge. For tenants that matters in three practical ways: a deep regional pool of technically trained staff from the University of Tennessee and the area's technical colleges, low-cost TVA power, and a moderate climate that keeps cooling load and cost lower than coastal or high-humidity markets.
Knox County is also a genuinely defensible location for continuity purposes — roughly 320 miles from the Atlantic coast, over 400 from the Gulf, at about 900 feet elevation, with direct I-40 and I-75 access for staff and equipment.
